FAQ

What is an EPC?

An Energy Performance Certificate (EPC) measures how energy efficient a property is, using a rating from A (most efficient) to G (least efficient).

It provides an estimate of energy costs for heating, hot water and lighting, and includes recommendations to help improve efficiency and reduce running costs.

An EPC is a legal requirement when selling or renting a property in the UK.

What information does an EPC include?

Your EPC will show:

  • Energy efficiency rating from A to G

  • Estimated energy costs for the property

  • Environmental impact rating (CO₂ emissions)

  • Recommendations for improving efficiency

  • Potential rating if improvements are carried out

  • Summary of the property’s construction and heating systems

What does NOT fall within the scope of an EPC?

An EPC is not a structural survey and does not assess the condition or safety of the property.

An EPC does not include:

  • Structural defects (cracks, subsidence, etc.)

  • Electrical safety inspections

  • Gas safety inspections

  • Boiler servicing or performance testing

  • Plumbing inspections

  • Identification of damp or mould issues

  • Asbestos inspections

  • Legionella risk assessments

  • Market valuation of the property

  • Retrofit design or specification

The EPC is a visual, non-invasive assessment of the property’s energy performance only.

What to expect during an EPC assessment

The EPC survey is straightforward and typically takes 60-90 minutes, depending on the size and complexity of the property.

During the visit, the assessor will:

  • Measure the property and floor area

  • Review construction type (walls, roof, floor)

  • Inspect insulation levels where visible

  • Record window types (double glazing, etc.)

  • Assess heating systems and controls

  • Check hot water systems

  • Note fixed lighting types

  • Record renewable technologies (if present)

  • Take photographs for audit purposes

  • Collect basic property information

The assessor will not move heavy furniture or lift floor coverings, so access to key areas such as the boiler, loft hatch, and meters is helpful.

The EPC certificate is usually produced within 24–48 hours of the visit.

Minimum EPC rating required to rent a property

Under current regulations in England and Wales, most privately rented properties must achieve a minimum EPC rating of:

E rating or above

This is part of the Minimum Energy Efficiency Standards (MEES) regulations.

Properties rated F or G cannot normally be legally rented out unless an exemption has been registered.

Improving the EPC rating can help:

  • Ensure compliance with rental regulations

  • Reduce tenant energy costs

  • Increase property attractiveness to tenants

  • Improve long-term property value

How to prepare for an EPC visit

To help the assessment run smoothly, please ensure:

  • Access to all rooms

  • Access to the boiler

  • Access to the loft (if available)

  • Any information about insulation or improvements

  • Details of recent extensions or upgrades

If documentation is available (such as insulation certificates), this can help improve accuracy.
